Totally independent, the Leesman Index is the world’s largest database of its kind and helps organisations make informed decisions about their workplace strategy. Deployed through a simple cloud based survey, the Leesman Benchmarking tool quickly allows organisations to take an x-ray of the environment that they provide their employees and assess whether it is fulfilling its primary purpose – to provide people a productive environment to work in.
Since 2010 we have been providing our benchmarking service to clients of different sizes, sectors and global reach looking to understand the effectiveness of their workspace and how that compares to both the entire Index and Leesman+ buildings; high performance locations.
We provide two benchmarking tools. Our flagship Office product assesses how office space is supporting employees. The Education product uses the same methodology but is consists of two surveys; Leesman Campus for university staff and Leesman Student for university students.
The team will work with you on the survey set up based on your requirements.
When completed the survey will be deployed to target employees, typically for 10-18 days.
Results are available online; we also build a full report within two weeks of the survey closing.
The team will then arrange an insights presentation to go through the results.
Responses are gathered through an online survey, assessing four main areas; the first determines which work activities are important to employees and how well each is supported by the workplace. It then assesses how workplace design is impacting corporate image, culture, sense of pride, enjoyment, community and personal productivity. Answers from these two sections are then used to calculate an effectiveness performance indicator – the Leesman ‘Lmi’. The survey then examines Physical Features and Services Features (FM & IT).
The data is processed in our online Leesman Analytics environment where clients and their consultants can view, filter and export the data. We also present the findings via an extensive diagnostic report. Whilst this core survey remains fixed we are happy to work with clients, or their consultants, on the development of additional survey questions that explore project or sector specific issues.

Our benchmarking tool has numerous applications in the lifecycle of a typical workplace. Many of our clients simply use the tool as they would an employee engagement survey; an annual assessment of how well the workplace is supporting work across their portfolio.
Survey findings are also often used to establish the business case for a major strategic project. Once a project has started, the data finds new value, evaluating readiness for change, engaging employees in the change process as well as testing the effectiveness of pilot solutions. When a project is completed, we deploy an identical follow-up post occupancy study directly measuring the benefits delivered and informing the plan for future investment.
