Understanding the benefits of an outstanding workplace is one thing. But how do you turn concept into reality for your employees?
It begins with identifying the key features to invest in. By looking at features where Leesman+ workplaces show the most significant satisfaction differences compared to Enabler workplaces, we can understand what it takes to move from average to outstanding.
Enabler workplaces provide employees with an average experience, one that is simply OK. A step up from Obstructer workplaces, which have an Lmi below 60.0 and actively hinder employers from being at their best, Enabler offices still rank below workplaces with an Lmi of 70.0 or above, known as Catalysts. Leesman+ offices are Catalysts.
In purely statistical terms, Leesman+ workplaces consistently outperform Enabler offices across all features. However, the size of the satisfaction score gap ranges from 31 percentage points (pp) to just 1pp (figure 1).
Essentially, it is the overall occupancy strategy approach to value, design and layout that makes for an outstanding workplace; it’s the features such as ‘Plants & greenery’, ‘Atriums & communal
areas’, and ‘General décor’ that rank highest.
The role of spaces that help bring people together is at the core of this approach.
Interestingly, these standout features typically suffer first at the hands of value engineering exercises. It’s a paradox that the features employees attach the most value to are the first to be
value-engineered out.
Further analysis flags seven key features associated with outstanding workplaces, six related to design and layout, and one to hospitality.
The above features are critical factors of success, and all of them are significantly correlated with one or more of the four advantages we mention in Power of Place. While there is no off-the-shelf blueprint design for a great workplace, outstanding workplaces have exceptional design and layout, are well-tailored to the roles and work of those using them and put value on great hospitality.
