Real estate has always been about location. About the quality of the building, the terms of the lease, the length of the covenant. But increasingly, it’s about something harder to quantify: how the people inside those buildings actually feel.
HB Reavis has been building that argument through their portfolio for years. In December 2025, the data confirmed it. Following independent Leesman assessments across seven buildings, covering nearly 3,000 employees across four countries, HB Reavis became the first asset manager in the world to achieve Leesman+ certification across an entire multi-tenant building portfolio.
We travelled to three of these buildings to understand how it happened. We spoke with HB Reavis leadership, their tenants, and the people who fill these buildings every day. What we found confirmed something the data had already signalled: when a landlord genuinely commits to experience, everything changes.
Seven buildings assessed. Seven Leesman+ certifications achieved. A global benchmark set.
The headline scores tell their own story. Nivy Tower in Bratislava led the portfolio with an Lmi of 84.8, placing it among the world’s top-performing workplaces. Apollo Nivy achieved 82.6 Lmi. Varso Place in Warsaw scored 80.7 Lmi. DSTRCT.Berlin reached 79.9 Lmi. Across the full portfolio, not a single building fell short of Leesman+ certification.
But behind every score is a decision. A way of operating. A set of beliefs about what a building is actually for.
HB Reavis set out to build workplaces where people genuinely enjoy working; where wellbeing and productivity reinforce each other rather than compete. Leesman data didn’t create that ambition. But it gave it rigour.
Measuring experience at this scale – across an entire international portfolio, at the building level rather than the individual office – is what separates intention from evidence. It’s the difference between believing you’re getting it right and knowing it. For HB Reavis, the data didn’t just validate what they were doing. It sharpened how they did it: informing investment decisions, deepening tenant relationships, and creating a shared language for conversations that might otherwise never have happened.
What makes their story significant isn’t just the scores. It’s the consistency. Seven buildings across four countries, all performing at the highest level, all measured the same way, all holding up.
